About This Role
This position will be fully onsite, First Shift hours Monday thru Friday, at the following location:

We are currently seeking a Maintenance Service Manager to be responsible for the overall coordination of maintenance, repair, and replacement (MR&R) activities for a central utility plant and associated campus-wide distribution systems and controls. These systems provide heating hot water and chilled water to a university campus. In addition to the CUP, the Site Manager would also be responsible for overseeing MR&R of a photovoltaic system and associated electrical distribution elements.
This role serves as the primary onsite leader, managing subcontractors and vendors, ensuring work is performed safely and effectively, and maintaining close coordination with the customer to support campus operations, reliability, and performance objectives.
Key Responsibilities:
- Act as the primary point of contact for all MR&R activities within the scope of work
- Coordinate daily, weekly, and long-term maintenance activities with the customer
- Ensure alignment with campus priorities, outage planning, and operational constraints
- Lead site meetings and planning sessions
- Assist with annual budgeting for the MR&R activities and spare parts.
- Manage subcontractors performing maintenance, repair, and replacement work
- Develop scopes of work, review proposals, and support procurement processes
- Track contractor performance, safety compliance, and schedule adherence
- Ensure quality of work and proper back-up documentation
- Plan and oversee preventive and corrective maintenance programs
- Prepare and submit monthly and annual plans
- Prioritize and manage backlog of maintenance and repair activities
- Coordinate major equipment repairs and replacement efforts
- Ensure system reliability for central plant equipment and distribution systems
- Primarily onsite at a central utility plant environment
- May require off-hours coordination for outages or critical work
- Interaction with mechanical systems, construction activities, and active campus operations
Required Qualifications:
- High School Diploma or GED
- 5+ years of experience in central plant operations, O&M, facilities management, and controls systems.
- 2+ years of experience managing subcontractors and vendors in an industrial or campus environment
- Ability to pass federal/state background checks and drug screening
- Valid driver’s license with acceptable driving record
- Ability to lift to 50 lbs. frequently and perform physically demanding tasks
- Ability to work under minimal supervision

Preferred Qualifications:
- Bachelor’s degree in Engineering, Facilities Management, or related field (or equivalent experience)
- Strong understanding of chilled water and heating hot water systems
- Ability to coordinate work in an active, mission-critical environment
- Strong communication and customer-facing skills
- Experience in higher education or campus utility systems
- Familiarity with building automation systems (BAS) platforms
- Familiarity with electrical distribution systems (switchgear, transformers, etc.)
- Background in mechanical systems (chillers, boilers, hydronic systems)
- OSHA training or safety certifications
- Leadership and accountability
