About this role:
Established Field Service professional. Interacts with customers and field team members. Additionally, they will analyzes and interpret test information to resolve design/system-related problems
Key Responsibilities:
BUDGET:
- Thoroughly understand the project budget at turnover.
- Continuously monitor all cost phases of the budget and know where the project stands compared to budget at all times. Provide a formal, monthly EAC report for all projects in portfolio
- Perform “actual vs. estimated” analyses and identify significant variances, reasons for variances, and steps needed to prevent recurrence of variances.
- Pro-actively encourage and pursue ways to beat the budget and/or minimize cost overruns.
PROJECT PLANNING AND SCHEDULING
- Ensure that all team members know the project schedule and proactively drive the job. Document all items/trades that delay our work
- Plan our manpower and provide input to internal resource management as to when resources will be needed on the project.
- Create a working schedule in Cora or MS Project for each project in order to proactively plan and protect project timelines.
- Proactively document delays, changes in scope and any other incidents that impact scope of work or schedule
CASH FLOW:
- Build and maintain a schedule of values that provides positive cash flow for each project.
- Maintain an over-billed position and positive cash flow at all times.
- Know the receivable/cash position of each project. Ensure that receivables are paid promptly and that project issues are not holding up payment.
- Know the pay approval process on each project and work to obtain approval of each pay request.
SUBCONTRACTORS:
- Solicit subcontractor proposals for the project as soon as the project is turned over, working within budget
- Negotiate with the subcontractor(s) to get the best pricing possible and to insure that the subcontract is within the project budget.
- Ensure the standard subcontract with the selected sub is executed.
- Ensure that the subcontract value is correct on our schedule of values in order to facilitate accurate billing and payment of the sub.
- Get and approve monthly billings from our subcontractors. Ensure that they are not over billed and work installed is per contract
- The Project Manager should supervise the subcontractor via periodic site visits to insure that they are installing per our installation practices
- Hold weekly meetings with the subcontractors to review progress
COMMUNICATION AND DOCUMENTATION:
- Provide necessary documentation and communication to all customer levels and sub-contractors
- Maintain a project file in accordance with our documentation standards for all project’s correspondence – incoming and outgoing.
- Professionally represent Automated Logic in meetings and always be proactive in defending the company’s best interest.
CHANGE ORDERS:
- Owner/Other Trade Driven Change Orders: Immediately request change orders for all work/circumstances that change our scope of work and/or increase our costs on any project. Change order proposals and bookings should reflect at least minimum acceptable internal margins. The Project Manager should understand all change order costs, be prepared to justify/defend them, and be prepared to negotiate change order pricing in the best interest of the company when necessary.
- Automated Logic Driven Change Orders: All personnel should actively look for additional items to sell, or upgrade.
- Utilize ALC standards for estimating, routing and booking change orders. Actively teach and mentor Project Managers/ Engineers how to properly propose, estimate and close a change order.
OPERATIONS MANUAL:
- Insure that the project team follows the Automated Logic Operations Manual in the execution of the execution of the project. This includes utilization of standard Hardware and sequence checkout procedures, meetings and documentation.
LEADERSHIP & TEAM PLAY:
- The Project Manager is the leader of our project execution team.
- Help develop and improve company standards.
- Mentor and assist in training of new personnel and assigned Project Managers/ Engineers.
- Participate in peer reviews, turnover meetings, and post-mortem meetings and close out meetings as required.
PERSONAL DEVELOPMENT:
- Attends seminars, enrolls in self-study courses, and undertakes other self-improvement measures to maintain proficiency and improve job performance.
Basic Qualification
- High school diploma/GED and 6+ years of experience working in project management, HVAC, building automation/HVAC controls or construction industries or Bachelor’s Degree and 2+ years of experience working in project management, HVAC, building automation/HVAC controls or construction industries
Preferred Qualification
- Working Knowledge of Microsoft Office Suite: Word, Excel, Outlook, MS Project, Access and other Windows products
- Ability to lead and motivate teams
- Strong problem solving, planning and project management skills
- Ability to read and understand scope of work
- Exceptional written and verbal communication skills
- General knowledge of employment laws and practices
- Demonstrated knowledge of project financial reporting
- Prior experience in Construction, HVAC and/or Building Automation preferred
- Ingrained with an unmatched desire & ability to create World-class Customer experience
